Gold Rush of Land Ownership
Hi again. Sorry for that convoluted email that was sent a little while ago. Not sure what happened. Here it is, much cleaner and legible:
Hey, friend! I've got something new and exciting launching on January 5, 2026, and it’s a perfect way to kick off the new year.
It’s called “Gold Rush of Land Ownership,” and if you're a landowner, you’ll definitely want to check this out.
As you know, I’ve been neck-deep in developing Monument Glamping since 2019. Back then, I never imagined that renting out my hunting gear in the backyard would turn into a fulfilling career—right here on my own property! It still blows my mind a little.
For the last two years, I’ve focused on teaching other landowners how to set up their own glamping operations. I call it “teaching others how to fish”—how to scope out the land, navigate all those regulatory hurdles, and totally embrace the glamping movement. I’ve launched hundreds of YouTube videos and put together 14 hours of serious, hard-core curriculum.
These past six years have been an incredible success. My own glamping operation went from being thrilled to make $2,400 in year one to grossing $1/4 million in rentals this year (my 2025 numbers are pretty much final!).
But the greatest joy comes from helping others—folks like Tom, Anja, Lance, Greg, K Kay, Dave, Sam, and so many more—develop their glamping operations. That's the teacher in me, for sure! :)
However, a few recent success stories have made me pause and think bigger.
Take Andy, for example. He skipped glamping and converted his garage into a dwelling unit, now making $600/night in rents. Then there’s Jason, who did something similar with two ADUs. He ran into some permitting trouble and had to face a public hearing, but I was there to help plead his case, and he won! Same with my friend JD, who runs a pumpkin patch. He brings joy to kids on his private property, but the equestrian community next door totally freaked out.
This taught me two crucial things:
There is so much more you can do on your property than just glamping. We’re talking ADUs, services, small businesses, events... The options are endless—it’s a true “gold rush.”
Once you realize your land’s true potential, a whole universe starts lining up against you. The tough reality is that developing your land often involves a fight.
That's why I’m launching GOLD RUSH OF LAND OWNERSHIP. I'm going to unpack the history of land development, the latest updates in legislation and land use law, and show you the real opportunities available to individual landowners.
